DTC's success in real estate development is marked by the ability to enter relatively under-penetrated pin codes (like Kankurgachi) with rich potential. Over time, the group's first- mover advantage has helped draw a new community of residents. In turn this has translated to enhanced visibility for those pockets, enhancing value and re-rating for those pockets.
DTC's prominent residential offering comprised the 38 apartment Orchid Tower in Kankurgachi proximate to the EM Bypass. The offering was completed in 30 months and handed over to buyers. The highlight of the 205,000 sq ft facility was a 10,000 square feet terrace garden. The offering also comprised an air-conditioned hall, gymnasium, indoor games area, terrace garden, staff quarter with each apartment, standalone generator, visitors' car park and lifestyle shopping mall.
DTC's showpiece Orchid Point mall is contiguous to Orchid Tower. The 95,000 sq ft mall was the first of its kind within a radius of 2 km addressing the large catchment area of Kankurgachi. It also vindicated DTC's execution excellence as the project was completed and handed over in a record time frame of 14 months. The mall comprises prominent anchor brands (Pantaloons, E-Zone, and Food Bazaar, among others). The mall comprises the biggest Pantaloons store (75,000 sq ft) in India, generating one of the highest Pantaloons store revenues across any of its Indian outlets. Average mall footfalls were estimated at 5,000 on weekends. The mall's footfall drivers comprised a food court and parking convenience.
